Exclusive: First Look At Timbers Kiawah, Luxury Oceanfront Development On Private Island

A new level of luxury living is coming to the exclusive private island of Kiawah, off the South Carolina coast. A barrier island just 25 miles southwest of Charleston—a destination for New Southern restaurants, architecture, and history—Kiawah is named after the Kiawah Indians who inhabited the island before  the English colonized the area in 1670.

Timbers Kiawah will open in October, with 21 meticulously designed homes (including three penthouses) situated in three oceanfront buildings.

Kiawah Island has 123 acres of parks, 30 miles of bike trails, and opportunities for multiple water sports on the Kiawah River, including boating, kayaking and fishing. Perhaps best-known worldwide for its legendary golf courses, Kiawah Island Golf Resort will host the PGA Championship, drawing spectators from all over the world.

Timbers Kiawah is located in the West Beach area of Kiawah Island, a 30-minute drive to the heart of downtown Charleston and just 45 minutes to Charleston International Airport. And you don't need to go all the way to Charleston to enjoy local dining. Kiawah Island, itself, has restaurants across a range of styles, including Mexican, Japanese and Italian restaurants, along with steakhouses and barbecue joints, casual delis, and lots of places that prepare takeout for beach picnics.

Designed to accommodate large families and groups, the homes at Timbers Kiawah offer ample space, privacy and resort-style amenities, including a private clubhouse with a central lounge area, a dedicated owner-services team, valet service, temperature-controlled wine storage, a kids' playroom, and a state-of-the-art fitness center. There will also be an oceanfront pool with a bar and grill.

The penthouse homes, designed by Design by Poss Architecture + Planning (interiors by Timbers Resorts Design & Interiors team in collaboration with J Banks Design Group; landscape design by Girvin Associates) have panoramic ocean views, expansive decks, a family room with entertainment options, and a chef's kitchen with built-in wine cooler and Wolf, Sub-Zero and Bosch appliances.

Penthouse pricing for the 3, 773 square-foot, four-bed, four-bath homes starts at 1,285,000 for 1/6 deed fractional interest. The 1/9th offering for the 18 three-bedroom residences (approximately 2,200 sq. ft.), starts at $475,000.

One of the best things about living on the island year-round, or even seasonally—besides the delightfully slow pace of life—is easy access to hiking trails, golf courses, kids' activities and, of course, endless beaches, all within biking or walking distance from Timbers Kiawah.

The island is also becoming somewhat of a shopper's paradise, with gourmet food purveyors, design-centric housewares shops, fabulous kids' clothing, and everything you might need in the way of resort wear. There's also several place to outfit your family with sporting equipment, from golf clubs and attire to all things water sports.

If you're thinking of permanently relocating, and you have kids in school, the island offers both public- and private-school choices that rank among the highest in the region, throughout the K-12 spectrum, including two nationally rated college-prep schools.
