Located slopeside, just steps to the gondola in Steamboat Springs, Colorado, what was once a four-acre parking lot is now the luxurious One Steamboat Place, offering five-star amenities and personalized service.

Partnering with the local jurisdiction to develop what was the best fit for the residents of the town, Timbers negotiated, planned and managed the very complicated project under extreme conditions—including a 1,000-inch snow dump during construction—and several challenges other developers would have likely retreated from.

Inspired by a pair of bright, rustic cowboy boots, the Timbers team allowed fun and color to inform every step and bring this exciting resort to life in the West’s most authentic ski town. This ground-up development increased the size of the base ski village by 20% and now, One Steamboat Place is known as a thriving private retreat, both grand and intimate, where Owners and guests can step out of their slippers and into their ski boots. Five-star amenities include a luxurious spa, fitness and wellness center, slopeside dining, and valets for skis, bikes and cars.

In 2005, Timbers acquired one of the largest private landholdings in all of Italy. Castello di Casole, nestled in the rolling hills of Tuscany, is a property that dates back to the Bronze Age. The Timbers team set to work to carefully preserve and remodel each and every structure through a significant and authentic restoration process.

Dotting the 4,200-acre historic estate are villas and farmhouses that were restored using authentic reclaimed materials found on the estate including stones, bricks and terra cotta, while reimagining the spaces with modern conveniences and upscale finishes. At the center of the estate lies an intimate boutique hotel in a restored castle

Employing sustainable methods and with careful attention to preserving history, the one-thousand-year-old structures that make-up the breathtaking properties incorporates reclaimed features with new custom elements including a new kitchen, vanities, and artisan stonework, while each property offers Owners and guests the seclusion of a private residence with the lavish amenities and extraordinary service for which Timbers is renowned.

In 2018, management of Castello di Casole, the hotel on property, transitioned to Belmond and the villas and farmhouses were re-branded as Casali di Casole. 

Today, what was once a ground-up restoration project, now features 27 luxury farmhouses as well as villas, with fine and casual dining, and an on-site spa and fitness center—all surrounded by sprawling vineyards and rolling countryside. Hired to replace the original developer in the midst of construction on Esperanza Resort on the Sea of Cortez in Los Cabos, Mexico, Timbers swiftly and seamlessly completed construction on the first phase and planned and executed the additional phases. In tandem with the construction, Timbers effectively repositioned the Private Residence Club by developing successful sales and marketing programs that included converting the traditional fixed week system to Timbers’ floating week calendar with exclusive use rights for property Owners. The result? The project was fully sold-out in less than four years and the investment achieved a 30% IRR.

Elegant with rustic charm, this Travel + Leisure award-winning, exceptionally-rated resort is situated in the heart of Vail Village and features a mountain-view pool with steaming hot tubs, a world-class restaurant, slopeside ski valet service at The Sebastian Base Camp—and of course, the five-star service Timbers is famous for.

Partnering with a private family, Timbers acquired a property known as Vail Plaza as part of bankruptcy proceedings despite being the second-highest bidder due to its all-cash offer and 10-day due diligence period. Immediately, the Timbers marketing team got to work rebranding and repositioning the property—renamed The Sebastian – Vail—while work began on an extensive renovation project. Self-performing over $8 million in construction costs, the lobby was completely reimagined with a soaring atrium awash in handcrafted woodwork and velvet textures. Cosmetic upgrades were applied to amenity spaces, as well as the 84 rooms and suites. With a stunning new facelift and elevated guest experiences, the sales team began offering access to the exclusive Timbers Reciprocity Program, repositioning the property as a luxury 4.5-star hotel.

With an investment that saw a significant increase in income, while lowering operating costs, Timbers helmed asset management, hotel and HOA management, residence rentals and marketing and sales for the entire property. Today, The Sebastian – Vail is known as one of the leading assets in the Vail marketplace, with Timbers increasing the property’s revenue over 250% since commencing operations. Additionally, Timbers unlocked more than $53 million of real estate sales value, while the investment achieved a 16% IRR.
